While both roles are essential to commercial HVAC operations, facilities engineers and service technicians have different focuses. Engineers design and optimize systems, while technicians handle hands-on troubleshooting and repairs.
A facilities engineer owns the long-term performance of mechanical systems inside a building or campus — capital planning, energy strategy, equipment specification, and oversight of service contractors. Most spend their time in spreadsheets, BAS dashboards, and design reviews, not on tools.
Service techs respond to calls, run preventative maintenance, troubleshoot chillers, boilers, RTUs, and controls, and recommend repairs. They are hands-on, vehicle-based, and typically tied to a service contractor rather than the building owner.
Facilities engineers usually hold a mechanical engineering degree; many pursue PE licensure and CEM or LEED credentials. Service technicians need EPA 608 Universal at minimum, with NATE, manufacturer factory training, and journeyman cards adding significant earning power.
Both can earn well into six figures with experience. Service technicians often out-earn early-career engineers through overtime and on-call premiums; senior facilities engineers and engineering managers pull ahead at the leadership level. Competitive salary depending on experience and market.
If you like problem-solving with your hands and want immediate feedback, service tech is the stronger fit. If you prefer planning, design, and long-term system ownership, facilities engineering will be more satisfying. Many of the best engineering managers started in the field — the two paths are not mutually exclusive.
