Certifications

ASSE 6010
ASSE 6010 certifies plumbers to install medical gas and vacuum piping systems under NFPA 99. Paired with 6020 (inspector) and 6030 (verifier) for full healthcare project coverage.
EPA 608
EPA Section 608 certification is federally required for U.S. technicians who service, install, or dispose of equipment containing regulated refrigerants. Types I–IV cover different equipment sizes.
LEED
LEED (Leadership in Energy and Environmental Design) is the USGBC's green-building rating system. LEED AP credentials are common among sustainability-focused engineers and PMs. LEED projects require enhanced commissioning and low-emitting material documentation.
NICET
NICET certifies technicians in fire alarm, sprinkler layout, inspection & testing of water-based systems, and related disciplines. Level II and III NICET certs are commonly required for fire protection designers and inspectors.
OSHA 30
OSHA 30 is a 30-hour outreach course covering construction safety, PPE, fall protection, and hazard recognition. Increasingly required for all field supervision on commercial projects.

Construction

Change Order
CO
Change Orders formally modify the contract for added or deleted scope, unforeseen conditions, or owner-directed changes. Skilled PMs manage change order margin as a core profit driver.
Design-Assist
Design-Assist brings the mechanical contractor onto the team during design to advise on constructability, cost, and prefab strategy. Common in healthcare and data center work.
Design-Build
Design-Build consolidates design and construction under a single contract, accelerating schedule and shifting coordination risk to the design-builder. Mechanical design-build PMs and estimators are premium hires.
Guaranteed Maximum Price
GMP
A GMP contract sets a maximum cost the owner will pay; the contractor absorbs overruns and shares savings. GMP work rewards strong preconstruction and buyout skills.
Request for Information
RFI
RFIs document formal questions and answers between the field and the design team. RFI logs are a leading indicator of coordination issues. PMs are often evaluated on RFI turnaround time.
Submittal
Submittals include shop drawings, product data, and samples the contractor provides for the engineer's approval before procurement or installation. A backlog of open submittals delays procurement.

Controls & BAS

BACnet
BACnet (ASHRAE Standard 135, ISO 16484-5) is the interoperable protocol allowing controllers from different manufacturers to exchange data. BACnet/IP is the modern network standard. Fluency in BACnet integration is a top-cited skill in BAS hiring.
Building Automation System
BAS
A Building Automation System (BAS) is the integrated network of controllers, sensors, and software that runs HVAC, lighting, access, and metering. Major platforms include Tridium Niagara, Distech, ALC (Automated Logic), Siemens Desigo, JCI Metasys, and Honeywell. BAS technicians and controls engineers are the single most-recruited specialty in commercial mechanical.
Direct Digital Control
DDC
Direct Digital Control (DDC) uses microprocessor-based controllers to sense inputs and drive HVAC actuators via software logic. DDC replaced pneumatic controls in most commercial buildings and is the foundation of modern BAS.
Modbus
Modbus is a lightweight master/slave communications protocol widely used in VFDs, meters, generators, and legacy BAS devices. Modbus RTU (serial) and Modbus TCP (IP) are both common integration points.
Niagara Framework
Tridium Niagara Framework is a software platform that normalizes data from BACnet, Modbus, LonWorks, and other protocols into a single supervisory layer. Niagara-certified technicians (N4 TCP) are heavily recruited by controls contractors and system integrators.

HVAC

Air Handling Unit
AHU
An Air Handling Unit (AHU) is the piece of equipment that filters, heats, cools, humidifies, and moves air through ductwork. AHUs feed VAV boxes or directly serve zones. Sheet metal foremen, HVAC PMs, and service techs all touch AHU work.
Boiler
Boilers heat water or generate steam for building heating, domestic hot water, or industrial process loads. Types include fire-tube, water-tube, condensing, and low-mass. Boiler operators and stationary engineers often carry state or municipal licenses.
Chiller Plant
A chiller plant is the central mechanical room where chillers, pumps, cooling towers, and controls generate and distribute chilled water for HVAC cooling loads. Common in hospitals, data centers, universities, and high-rise office. Chief engineers, chiller mechanics, and central plant operators are specialized recruits.
Cooling Tower
Cooling towers reject heat from chilled water systems by evaporating a portion of circulating water. Types include open, closed-circuit, and hybrid. Water treatment techs, cooling tower mechanics, and Legionella-compliance specialists are specialized roles.
Direct Expansion
DX
Direct Expansion (DX) systems cool air by expanding refrigerant directly across an evaporator coil in the air stream. Split systems, RTUs, and VRF systems are all DX. Contrast with chilled water systems, which use water as the heat-transfer fluid.
Refrigerant
Refrigerants (R-410A, R-32, R-454B, R-134a, ammonia, CO2) are the heat-transfer fluids in cooling systems. EPA Section 608 certification is required for U.S. technicians handling refrigerants. Low-GWP transitions (AIM Act) are reshaping equipment specs and hiring.
Rooftop Unit
RTU
A Rooftop Unit (RTU) is a self-contained packaged HVAC system mounted on the roof of a commercial building. RTUs handle heating, cooling, and ventilation in a single cabinet and are common on big-box retail, warehouses, and low-rise commercial. Service technicians and PMs specializing in RTU replacement, controls upgrades, and preventive maintenance are among the most-recruited HVAC roles.
Test, Adjust, Balance
TAB
TAB (Test, Adjust, Balance) contractors verify and set airflow, water flow, and system pressures against design. NEBB, AABC, and TABB certifications are the industry standards. TAB technicians are in short supply nationally.
Variable Air Volume
VAV
Variable Air Volume (VAV) systems deliver conditioned air at a constant temperature while modulating airflow through VAV boxes at each zone. VAV is standard in mid-rise and high-rise commercial buildings. Commissioning agents, controls technicians, and TAB (test-and-balance) contractors work heavily with VAV systems.
Variable Refrigerant Flow
VRF
Variable Refrigerant Flow (VRF) systems use a single outdoor condensing unit to serve many indoor fan-coil units, modulating refrigerant flow to each. VRF is common in hotels, schools, and retrofits. Manufacturer-certified installers (Daikin, Mitsubishi, LG) command premium wages.

Plumbing

Backflow Preventer
Backflow preventers (RPZ, DCVA, PVB) protect potable water from cross-connection contamination. Annual testing by a certified backflow tester is required in most jurisdictions.
Domestic Water
Domestic water refers to the potable cold and hot water systems that supply fixtures for drinking, washing, and sanitation. Distinct from process water, fire protection, or irrigation. Commercial plumbing PMs manage domestic water risers, boosters, and mixing valves.
Grease Interceptor
Grease interceptors (grease traps) separate fats, oils, and grease (FOG) from food-service wastewater before discharge to the sanitary sewer. Required by code for restaurants and commercial kitchens.
Medical Gas
Medical gas systems (NFPA 99) deliver oxygen, nitrous oxide, medical air, vacuum, and WAGD in hospitals and surgery centers. ASSE 6010 (installer), 6020 (inspector), and 6030 (verifier) certifications are required. Medical gas plumbers are among the highest-paid trade specialists.
Sanitary Waste
Sanitary waste piping conveys wastewater from fixtures (toilets, sinks, floor drains) to the sewer. Separate from storm drainage. Grade, venting, and code compliance (UPC/IPC) drive design and inspection.

Roles

Estimator
Mechanical Estimators take off ductwork, piping, plumbing, and equipment, then price labor, material, and subcontracts. Senior/Chief Estimators lead bid strategy and buyout. Software fluency (Trimble, FastPIPE, FastDUCT, Autodesk) is expected.
Project Manager
PM
A Mechanical or MEP Project Manager owns cost, schedule, procurement, submittals, RFIs, and change orders on assigned projects. Compensation scales with contract value; senior PMs on $30M+ jobs are among the most-recruited roles nationally.
Service Manager
The HVAC/Plumbing Service Manager runs the service department: technician hiring, dispatch, agreements, T&M work, and P&L. Often a step to General Manager or VP of Service.
Superintendent
The Superintendent runs the jobsite: manpower, sequencing, safety, quality, and daily coordination with the GC and other trades. Working supers and non-working supers split by project size and scope.

VDC / BIM

Building Information Modeling
BIM
BIM is the collaborative modeling process using Revit, Navisworks, and AutoCAD MEP to design and coordinate mechanical, electrical, plumbing, and structural systems. BIM Level of Development (LOD) 300–400 modeling is required on most large commercial and healthcare projects.
Clash Detection
Clash detection uses Navisworks or similar tools to find and resolve conflicts between MEP, structural, and architectural elements before installation. VDC coordinators run weekly clash sessions with trade partners.
Piping Detailer
A piping detailer models chilled water, heating hot water, condenser water, and process piping to fabrication level. Software includes Revit, AutoCAD MEP, and SysQue. Typically remote-eligible; often billed as an in-demand specialty by mechanical contractors.
Prefabrication
Prefabrication (prefab) assembles multi-trade racks, pipe spools, plumbing walls, and ductwork off-site in a controlled shop. Reduces schedule and improves quality. Prefab managers and shop foremen are a growing recruiting category.
Sheet Metal Detailer
A sheet metal detailer produces LOD 400 ductwork models in Revit or CAD-Duct/CAMduct for direct download to fabrication machines. Detailers are typically remote-eligible and in high demand nationally.
Virtual Design and Construction
VDC
Virtual Design and Construction (VDC) applies BIM, clash detection, 4D scheduling, and prefabrication modeling to reduce field rework. VDC coordinators, detailers, and managers are one of the fastest-growing hiring areas in mechanical construction.
